Between Syracuse and Noto, Villa U MARI will open in August 2026 as an exclusive holiday villa combining contemporary Mediterranean architecture, complete privacy and tailor-made experiences available on request. Set on a three-hectare estate high above the Sicilian coastline, the villa accommodates up to eight guests and offers expansive views of the Mediterranean Sea, Ortigia and Mount Etna.

Peace, space and the distinctive landscape of south-eastern Sicily provide the setting for Villa U MARI, which will welcome guests for the first time from August 2026. The private holiday villa is located on a plateau between the Cassibile mountain range and the coastal areas of Noto, Avola and Syracuse. Surrounded by ancient olive trees, carob trees and Mediterranean vegetation, it offers a secluded retreat where architecture and nature have been thoughtfully brought together.

Villa U MARI represents a discreet form of luxury: generous spaces, privacy and tranquillity meet a clear, contemporary architectural style and a privileged location overlooking the Sicilian landscape and the Mediterranean Sea. The unique panorama extends along the coastline towards Ortigia and Mount Etna. At the same time, the villa is ideally positioned for discovering south-eastern Sicily: the beaches of Fontane Bianche and Avola are around 15 minutes away, Syracuse approximately 20 minutes away and the Baroque town of Noto around 25 minutes away. Catania Airport is less than an hour’s drive from the villa.

The villa at a glance

Villa U MARI can accommodate up to eight guests and features four bedrooms – a Master Suite, a Suite and two double bedrooms with private patios – as well as five bathrooms, four of which are en-suite. The heart of the villa is the spacious open-plan living area with a fully equipped high-end kitchen. A central patio and large sliding glass doors opening to the north and south create a seamless connection between the indoor and outdoor spaces.

Outside, the 15 × 4 metre infinity pool forms the centrepiece of the villa. A generous sun terrace, a covered lounge area and an outdoor kitchen with a teppanyaki grill provide the perfect setting for relaxed lunches, aperitivi and long evenings outdoors.

The villa also features air conditioning, underfloor heating and cooling, high-speed Wi-Fi, a Smart TV, a washing machine and dryer, as well as four private parking spaces.

Architecture in dialogue with Sicily

Villa U MARI was designed by Sicilian architects Mario Cottone and Gregorio Indelicato from the Cottone + Indelicato architecture studio in Sciacca. Their approach combines a contemporary architectural language with local building traditions and the surrounding Sicilian landscape.

Clean horizontal structures, carefully positioned openings, patios and generous sightlines create a seamless flow between the interior and exterior spaces. Natural materials such as lime plaster, wood and stone, together with a subtle colour palette, reflect the tones of the surrounding landscape and bring warmth and character to the interiors.

A defining architectural feature is the series of vertical Corten steel slats, some of which are movable. They filter the intense sunlight, provide shade, ensure privacy and transform the appearance of the façade throughout the day. The same materiality continues into the covered outdoor lounge area. The result is an intentionally understated architecture that blends harmoniously into its natural surroundings.

Discovering Sicily beyond the ordinary

A stay at Villa U MARI can be enhanced with a curated selection of personalised services and experiences available on request. The offering ranges from private chauffeur services, massages and yoga sessions to sailing and yacht excursions, helicopter flights, cycling and trekking tours, as well as private guided visits through the surrounding towns.

Culinary and cultural experiences can also be arranged according to guests’ preferences: wine and olive oil tastings, cooking classes, visits to local markets, private tours of museums, galleries and artists’ studios, or excursions to the region’s UNESCO World Heritage Sites.

The rich culinary heritage of Sicily can also be experienced directly at the villa. Upon request, Sicilian chef Lory prepares meals on site for guests. Using authentic recipes, she brings the flavours and traditions of her homeland to the table: vegetables and herbs are sourced from the organic garden, while fish and seafood come from selected local suppliers. In the villa’s own kitchen, Lory creates seasonal menus that allow guests to experience Sicilian cuisine and hospitality in an intimate and personal setting.

These tailor-made experiences are an integral part of the Villa U MARI philosophy: giving guests the freedom to shape their stay in complete comfort and according to their individual wishes.
